Thank you for visiting the Kingswood Court Owners Association (KHOA) website. Our aim is to keep you informed about your HOA and our community.

Kingswood Court is comprised of 10 townhouses, or attached homes as they are often called. This structure classification is halfway between a condo and a single family detached home. With this type of home ownership, you do own the structure around you inside and out - including the roof and the ground under you. The home owner is responsible to maintain the outside of their property to association covenants and standards.  On occasion, some maintenance has to be done on a community basis, such as, when all units are painted or we have to replace asphalt. In such cases, the KHOA board has the authority to impose a special assessment to cover the one-time expense for such major repairs or improvements. 

Since the beginning of the KHOA, the homeowners of Kingswood Court have controlled the HOA as a volunteer and elected board of directors, consisting of three homeowner representatives. Board members serve one-year term. These are unpaid and uncompensated positions. We believe that a self-managed of association minimizes the membership dues and promotes efficiency.  As fellow homeowners, we share the same motivation to ensure that our investment in our homes is looked after while protecting and preserving the rights of all homeowners and our community.

However, starting in January 2018, we have had to go outside to hire someone who will act as our treasurer as none of our homeowners were interested in this position. Rick Parker, AFSP, was hired with the approval of the majority of the owners. He will be processing our checks and paying our monthly bills. Keep in mind that the KHOA Rules & Regulations and By-Laws are meant to protect the rights of each individual homeowner while maintaining an agreeable limit of decorum to ensure that a neighbor's property values and way of life are not adversely affected. Overall, the homeowners of Kingswood Court have proven to be good neighbors making our community one we all enjoy living in. We will strive to keep it that way.

A portion of this site is open to the general public, but a substantial portion contains confidential information that is lawfully available only to the “members” of the Kingswood Court community. You must be a registered homeowner and login to access this information.

The KHOA has chosen not to send notices or reminders when association fees become due. Members are aware that association fees should be paid during the first 15 days of January, April, July, and October each year. No payment receipts are provided. However, to encourage compliance, we may post the name of any homeowner more than 30 days delinquent on the front page of this website until those fees are paid.
